Choose Your Sublease Option

We offer two pathways to help you sublease your unit, depending on your situation and needs.

Option A: Moving Out Early

Perfect for residents who need to vacate their unit before the lease ends and want Summit's help finding a replacement tenant.

  • Summit Management markets your unit
  • Added to active sublease listings
  • Staff handles candidate screening
  • You remain financially responsible until replacement found

Required: Unit must be emptied and keys returned before processing begins

Option B: Specific Person Sublease

Ideal for residents who have already found someone to take over their lease and need to formalize the transfer.

  • You invite your chosen future resident
  • Streamlined application for your candidate
  • Faster processing with known replacement
  • One invitation only - choose carefully

Frequently Asked Questions

Get answers to common questions about the sublease process.

What is the $400 sublease fee for?

The $400 fee covers administrative costs for processing your sublease application, including background checks, document preparation, and staff time. This fee is required regardless of which sublease option you choose.

Can I change the future resident after sending an invitation?

No. Once you invite a future resident and they complete registration, you cannot change, remove, or replace them. Only staff can make changes if absolutely necessary. Choose your future resident carefully.

How long does the entire process take?

The timeline varies based on your situation. With all documents ready and quick responses, the process typically takes 10-15 business days from start to move-in. Option A may take longer as it depends on finding a suitable candidate.

What if my roommates don't approve the new resident?

For joint leases, all roommates must approve the new resident. It's your responsibility to coordinate with roommates before starting the process. Staff can waive this requirement in special circumstances.

Can I skip steps in the process?

No. The system enforces sequential completion of all steps to ensure compliance and protect all parties. Each step must be validated before proceeding to the next. Only managers can override requirements in exceptional cases.
